How to get your 1RK or 1BHK rent-ready in Bangalore

A flat that is clean, working and easy to see tends to rent faster and attract better tenants. Here is what to do before you list it.

1. Fix first, then clean

Walk through every room with a notebook and write down what is not working. Then fix it before anyone views the flat.

  • Plumbing: taps, flush tanks, shower, pipes under the sink and the geyser. Look for slow leaks.
  • Electrical: switches, sockets, lights, fans and the geyser connection. In an older flat, have an electrician check the wiring and the main switchboard.
  • Doors and windows: locks, latches, hinges, window grills and mosquito nets if you provide them.
  • Kitchen and bathroom: sink, platform, cabinets, tiles and fittings.

Once everything works, do a deep clean. The kitchen, bathroom and floors matter most. Touch up paint where walls are marked.

2. Check for damp before the rains

Seepage and damp are a common source of repair requests and disputes. Check ceilings, bathroom walls and window frames. Fix the source of the problem rather than painting over it.

3. Decide how furnished the flat will be

Flats are usually offered unfurnished, semi-furnished or fully furnished. Many young professionals renting a 1RK or 1BHK look for at least a wardrobe, a bed and basic kitchen fittings, but demand varies by building and rent, so look at similar flats nearby before you decide.

4. Get your documents in order

  • Proof of ownership.
  • The latest property tax receipt.
  • Your society or association details and the monthly maintenance charge.
  • Recent electricity and water bills.
  • Your ID and the bank details where rent should be paid.

If your flat is in a gated society, also check whether it has rules for tenants, such as registration or move-in formalities.

5. Price it using real comparisons

Compare flats of the same size, floor and condition in your building and on nearby streets. Pay attention to the difference between the rent people ask for and the rent flats actually let at. Every empty month costs you a month of rent, so a fair price that fills the flat quickly can beat a high price that sits unlet.

6. Photograph it well

  • Shoot in daylight, with the lights on and the rooms tidy.
  • Take wide shots of each room, the kitchen, the bathroom and any balcony.
  • Describe the flat accurately: floor, size, furnishing, water supply, power backup, parking and the nearest main roads and metro station.
  • Be honest about shortcomings. Surprises at the viewing cost you time.

7. Screen tenants and write everything down

  • Verify ID and employment, and ask for a reference from a previous landlord where possible.
  • Use a written agreement. Ask a lawyer or your property manager to prepare it.
  • Prepare an inventory with photographs and record the meter readings at move-in.
  • Collect the deposit as agreed and give a receipt.

8. Plan for upkeep

Schedule regular servicing for the geyser, water tank and any appliances you provide, and keep a simple log of repairs. Quick responses to repair requests help you keep good tenants for longer.

A simple timeline

  • Three to four weeks before listing: inspect the flat, list repairs and book the tradespeople.
  • Two weeks before: finish repairs, repaint where needed and deep clean.
  • One week before: take photographs, gather documents and set the rent.
  • Listing week: publish, answer enquiries quickly and book viewings in clusters so you can keep the flat tidy.

Common mistakes

  • Painting over damp. It returns, and the tenant notices.
  • Pricing from hope rather than evidence. A flat priced above similar ones nearby tends to sit empty.
  • Skipping the written inventory. Without it, deposit disagreements are one person's word against another's.
  • Slow replies to enquiries. Good tenants are often looking at several flats on the same day.
  • Ignoring small repairs. A dripping tap becomes a leak, and a leak becomes a bill.
